Six More Locations for Elite Complexes
Local Authority in Budva Allows Investors to Realize their Ambitious Plans: With the introduced changes in the Spatial Plan for this city, local authorities added six new locations on the coast of this Municipality, which would be used for the building of elite tourist complexes. This move would allow investors to fulfill their ambitious plans. In words of the Director of the Agency for Spatial Planning, Aleksandar Ticic, there are already announcements that several hotels would be built.
Budva – With the introduced changes in the Spatial Plan for this city, local authorities added six new locations on the coast of this Municipality, which would be used for the building of elite tourist complexes. This move would allow investors to fulfill their ambitious plans.
In words of the Director of the Agency for Spatial Planning, Aleksandar Ticic, there are already announcements that several hotels would be built.
“What is certain is the announcement of the building of “Kempinski” hotel at Smokvica locality near Rezevici. I hereby remind that the Municipality has sold around 60,000 square meters of land to the Russian company “Vas Invest”, which brought the amount of land owned by this company to the total of 200,000 square meters.
Building of tourist capacities, with accompanying facilities, covering estimated 40,000 square meters of this land is planned. Alongside this hotel, this locality would also have 30 luxurious villas for renting”, Ticic announced.
He added that the building at Zavala would continue and that the building of a luxurious hotel, in the shape of the sail, should commence soon.
“The investor, Russian company ‘Mirax’ is finishing with the building of villas. Building of the hotel, which would resemble Dubai’s famous hotel in the shape of the billowing sail, would start soon.
In the bay of Becici, building of hotel “Sheraton” would commence.
We have another huge investment underway – the building of “Radisson” hotel, at the locality of Rijeka Rezevica. Investors have already presented us with a preliminary contract with “Radisson” company. It is certain that all of this would commence and that majority of works would be completed during the next year”, Ticic adde.
He announced that the building of Aqua Park at Toplis would be completed by the end of May next year, as this project has been taken over by Russian company “Mirax.”
Although the global crisis is disturbing everyone across the globe, in his words, not a single investor in the Municipality of Budva has cancelled on their investments, nor has any project been put to a halt.
“Up until now, we have not felt that any of our investors had any problems. Once all the plans are adopted, we shall see”, Ticic said.
Building of “Avala” Hotel Continues
New detailed plan of “Budva Center”, in Ticic’s words, has allowed the investor – company “Beppler and Jacobson” – to continue with its’ construction activities at the hotel complex “Avala.”
During the first two phases, investor has completed the building and adaptation of a villa and new “Avala” has taken place of the old one. The new hotel would resemble the original object of hotel “Avala”, which existed back in 1930s.
“From all that I know, investor will restore the original look of the hotel ‘Avala’, and restore its’ outlook from the period prior to the earthquake, the way it is remembered by the Budvans. As far as number of floors is concerned, they have a possibility to build one additional floor. Whether they will or will not use that, I do not know. What is most important is that Budva will get the hotel which is remembered by its’ inhabitants”, Ticic stated.

Deripaska participera à la construction d’une station balnéaire pharaonique

Oleg Deripaska, l’homme le plus riche de Russie, participera à la construction dans le sud du Monténégro d’une station balnéaire d’une superficie équivalente à celle de Monaco, indique lundi le quotidien russe Kommersant.
“Le premier projet de construction immobilière d’Oleg Deripaska à l’étranger sera le plus ambitieux des projets russes de ce type. Lui et ses partenaires construiront une station balnéaire de 2 millions m2 dans le sud du Monténégro, pour un montant total de plus de 8,3 milliards euros”, lit-on dans le journal
Y participeront également la société hongroise TriGranit, le canadien Barrick Gold, les propriétaires monténégrins du terrain ainsi que des héritiers de la famille Rothschild, précise Kommersant sans dévoiler le montant de leurs investissements respectifs.
“Le volume des investissements dépasse largement celui d’autres chantiers menés à l’étranger par les promoteurs russes”, souligne le quotidien.
La station devrait accueillir des infrastructures destinées aux yachts, des hôtels et des villas sur un territoire équivalent à celui de Monaco.
“Le concept est en cours d’élaboration. La construction devrait être lancée en 2010 et durera dix ans”, écrit Kommersant.
Town of Remarkable Beauty
No person stays indifferent about the town of Petrovac and its’ unique Mediterranean architecture. For years, this town has been one of the most popular tourist destinations on Montenegrin coastline. After being neglected for no apparent reason during this past decade, Petrovac is now experiencing its’ tourist renaissance.
Tucked in a small bay, Petrovac has the most beautiful beach. Furthermore, this city has rich cultural and historic heritage, part of which dates back to Roman times. City also prides itself with gorgeous nature and luxurious hotels.
First written mention of this settlement, with its’ name “Lastva”, dates back to “Ljetopis Popa Dukljanina.”
During the rule of Venice, in 16th century, a fortress named “Castio” has been built, as well as “Lazaret”, which occasionally served as a hospital.
Settlement gained its’ contemporary look at the end of 18th and beginning of 19th century, when gradual development towards a place attractive for tourists has begun.
Above the Riva covered in stone, which encircles the beach covered with unusual reddish sand, there is a line of stone-made houses, which have now been turned into contemporary tourist capacities.
Testimony to vivid history of this city is the presence of a Roman Mosaic at Miriste location in the heart of this town, which stands as a testimony that great civilizations have been present in this area. Mosaic has been discovered more than a hundred years ago, at the land of local Gregovic family.
Much more recently, remains of Roman Vila Rustica have also been recovered at the same location. Apart from this mosaic, there is also a lot of material dating back to 4th century, money from the era of Constantine II, ceramics and glass remains and many other interesting discoveries for such a small area.
Many Orthodox Christian churches are testimony to the zenith of Christian culture in this region.
Most important are Churches of St. Thomas and St. Elias, both dating back to 14th and 15th century, as well as the church of Holly Cross in Novoselje, built back in 14th and painted with frescos in 17th century.
Witnesses to History
Special landmark of Petrovac are its’ two islands, which look like anchored vessels in front of this wonderful Mediterranean town.
These two islands, situated at around half a mile away from the mainland are called Katic and Holly Sunday, which shelters the church bearing the same name. Both are witnesses to history of people who lived in this area.
Small church of Holly Sunday had been rebuilt several years ago and now stands as Petrovac’s guardian.
Built in the ancient time, with rustic outlook, this tiny church, which defies the strength of the sea and waves for centuries, has simple architectural construction. According to the legend, it has been built by donations of seamen.
Legend has it that this unusual little church had been built by a Greek sailor, many centuries ago, after he found rescue on this island after a shipwreck.
Evidence to the claim that this church remains an ongoing inspiration for the locals to tell legend about it is another story that it has been built as a witness to the rule of Turkish conqueror, Mahmut-Pasa Busatlija, who attacked and looted area inhabited by Pastrovici clan.

Budva Will Become a Mecca of Nautical Tourism

Today, Ancona is world’s biggest shipyard for yachts. We are economically strong and the future of our company is bright, as we have orders for steel and aluminum yachts which will keep us booked till 2012”, Takoli said in an interview with “Vijesti.”
He emphasized that he has come to Montenegro because he was curious.
“I have done a great deal of traveling and I have heard that this country has huge potentials in terms of the use of its’ sea.
This is the country which requires lots of investment when it comes to nautical industry, but its’ ports have huge potential and I see an opportunity for us to invest in marinas.
I am grateful for Mr Marovic’s invitation, as I see his great wish to ensure investments to Montenegro. I am also grateful for getting an opportunity to see all this.
There is, really, a serious intention to invest in nautical industry here. I think that, with such possibilities when it comes to the sea, Montenegro can develop quite quickly.
We are discussing a joint investment in Montenegro, the possibility to present our company, group and, most probably, being the first company of this kind which would be present in Montenegro”, Takoli stated.

As part of this service, there is a project which follows on these people, owners of yachts. So, whether he is in Venice and intends to come to Montenegro tomorrow, he is under constant care.

The heir to the throne of Abu Dhabi, Sheik Khalifa bin Zayed Al Nahyan told local press last week that he was planning to invest €2 billion into the building of what he called “One of the best hotels in the world.” The project will be built in theSlovenska

Beach in Budva. Representatives of the Abu Dhabi Royal family presented the concept for the future hotel complex at the Splendid Hotel, it entails building two towers, one with 27 floors and the other with 25 floors. Representatives of the HTP Budvanska Rivijera company also attended the presentation, as well as government and local officials, such as the Minister for Economic Development, Branimir Gvozdenovic and the Mayor of Budva, Rajko Kuljaca. Journalists were invited to attend the beginning of the presentation. Sheikh Sultan bin Khalifa Bin Zayed Al Nahyan, who is the son of the president of the United Arab Emirates and ruler of Abu Dhabi, agreed to give an interview to Vijesti prior to the presentation and explained his plans in
Montenegro. “We are planning to build a five-star hotel complex which will be run by one of the most famous brand names in tourism,” he said, “construction should start at the beginning of 2009. This will be one of the best hotels in the world,” Al Nahyan said. The heir to the throne of
Abu Dhabi said that this project will be one of the most important for the development of Montenegrin tourism and would, at the same time, strengthen the relations between the two countries.
“We are also planning to start flights from the Emirates to
Montenegro. This is a country where tourists will love to come. You have the most beautiful coastline, the beaches, and mountains,” Al Nahyan said. According to a signed agreement between the state of Montenegro’s HTP Budvanska Rivijera and the royal family, the state will provide the land for the construction inSlovenska
Plaza, and in return, they will obtain a percentage of ownership. Sheik al Nahyan emphasised in his interview that the family has great success in building tourism centres, which they would also apply in
Montenegro.
European Dubai at Bojana River delta>

Podgorica - The fact that the Hungarian company TriGranit has already made draft project for the Grand Beach near Ulcinj, shows us that the attractive and still intact locations on Montenegrin coast are at the target of well-known foreign investors.
This company has envisioned that the complex on the Grand Beach will be a European response to Dubai, recognized by modern buildings and the high standard hotel facilities.
Grand Beach has the surface of 1.950 ha (19,5 sqm), of which 1.400 ha is state’s ownership and the rest belongs to private owners. According to the TriGranit project , which contains both high and low construction, depending on what the Montenegrin Government will demand at the tender, they have predicted the construction of hotel tourist complex with the elements which only the most modern centers in the world include (hotels, suites, restaurants, bars, pools, aqua park, golf and tennis courts and football pitches , theatre, casino, green areas, various kinds of wellness centers etc.).
Hungarian company, owned by Sandor Canji, Peter Munk and Nathaniel Rothschild and Sandor Demijan, predicts also the construction of the Twin Towers hotel at the Grand Beach.
They have also planned to dig a new estuary of Bojana River which would go through the new residential area and would flow in into the sea.
In order for the TriGranit to carry out its plans it will have to take part in and win at the tender for the Grand Beach. Tender will be announced in the next few months.
The main condition at the tender will be the partnership with the state. The investor would provide the project and the funds for the construction, and the state would provide the land. The management would be reciprocal, and ownership would be divided.
However, TriGranit is not the only one interested in the Grand Beach. Arabian investors, whose representatives recently stayed in Podgorica, told their hosts that they are ready for big investments in Ulcinj area.
At the moment influential circles in Montenegro prefer the Arabs, members of the Royal family in Emirates.
Grand Beach, for which the investors will definitely compete, is located between Ulcinj and Ada Bojana Island. It is 13 km long.
Because of its size and nearby hinterland which still hasn’t been exploited, except for some private houses the Grand Beach can be considered the most important potential for the development of tourism in Montenegro.
Businessmen from Island are arriving

Podgorica - Cooperation of Montenegro and Island can get very quickly developed in tourism and in trading - thinks Prime Minister of Island Geir Harde, who expects that the businessmen from his country will soon show their interest for that.
-The Government should prepare the field for the arrival of the businessmen in Montenegro, but I am sure that there will be some parties interested in businesses of export and import, particularly in tourism. Maybe some investors would want to come here and invest - said Harde.
He expects that the businessmen from Island will find the investments possibilities in the process of privatization in Montenegro which, on the other hand should create an ambience which is in favor of that. Harde stayed in the official visit to Montenegro and on that occasion he discussed with the Montenegrin Prime Minister Zeljko Sturanovic about the possibility of forming of intergovernmental council.
- We will try to attract businessmen. I have invited your Prime Minister to visit Island and we will see how to identify the areas for cooperation - said the Prime Minister of Island, the state which on June 8th last year was the first country to recognize Montenegrin independence.
Trade exchange between Montenegro and Island was just 15.000 euros last year. Island according to some researches which included economies of 183 states is on the second place according to index of human development and the quality of life. As he said, Montenegro, in order to improve the quality of life, has to, first of all, make education available for everyone.
- You have to create the conditions for economic growth in order for your incomes to grow. When the incomes grow, you can use additional incomes in various purposes such as improving of health and social policy - recommended Harde.
Montenegro is among top ten destinations

New York - According to the opinion of the international tourist experts, Montenegro is one of the TOP TEN destinations of the future - those were the results of the Wall Street journal.
Beside Montenegro top ten destinations are Honduras, Providence Rhode Island, Newfoundland - Canada, Rwanda, Seychelle Islands, Almaty Kazakhstan, Chinese Hainan Island, and Boracay on Philippines as well as the island in Saadiyat in Abu Dhabi which is at the top of the list.
Intenational experts have singled out Saadiyat, the natural island in the capital of United Arab Emirates, as a destination which will become a great attraction in the years to come thanks to the announced construction of luxurious hotels and museums of classic art.

750.000 square meters of land sold in Briska gora
Ulcinj - 750.000 square meters of land has been sold in Briska gora, in the immediate vicinity of Lake Shas, and the buyer is certain Israeli company. Israelis are planning to build a five-star hotel there, as well as 1.000 apartments for sale on western European market - Republika reported.
Sales contract was carried out by Ulcinj real estate agency, but they didn’t want to state the name of the Israeli buyer.
Project worth 200 millions euros Israeli company will start immediately after the draft ll study of location, because that zone in Briska gora, around Lake Sash has not been included in General Urban Plan.
Situated at the sea level, 20 km away from Ulcinj, with surface of 7 square kilometers, Lake Shas is close to the border with Albania.

- Project is being made by the architects from Spain, and just for the straightening of the terrain 500.000 euros will be invested. After the construction of a “small town”, Ulcinj could become the most elite place in Europe, recognized in the entire Mediterranean.
In this tourist complex they will develop elite tourism, which will gather world jet-set in one place. After clearing of the terrain and obtaining all necessary documentation we will start the construction, and the project will be carried out in phases - said the Real Estate agency spokesman, through which the Israelis have bought the land.
The construction of the tourist complex has three phases, and each phase will last for a year. It is already certain that the biggest problem for this project will be the work force.
- It is important to open a University institution in order to secure quality trained staff. It is hard to find professional waiters, who know languages and we also have difficulty finding managers, let alone other professions - said the collocutor of Republika.

Budva - Sheik Sultan bin Kalifa bin Zajed al Nahajan, a member of the royal family which rules in United Arab Emirates came to Montenegro yesterday (18.08) at the invitation of vice president of DPS Svetozar Marovic in order to get familiar with the possibilities of investment in the area of Budva Riviera.
Sultan, who is the oldest son of the current president of UAE, and who is in charge of the investments and banking, is a member of the family Al Nahaja which rues with Abu Dhabi, the richest of 7 emirates in Saudi Arabia, for about 250 years.
According to the official Forbes list, his father Kalifa bin Zajed al Nahajan is third richest man, and his wealth is estimated at 20 billions of dollars.
This at the same time is the most significant investor, which so far has visited Budva with clear distinguished intention to invest.Sultan at about 5:30 p.m. landed with private jet on Podgorica airport after which accompanied by his associates he went to Becici elite hotel Splendid where Marovic has organized a reception for him.Marovic spoke with him for an hour, telling him about all the potentials which Budva Riviera has, as well as the possibilities of investment. The meeting was kind of a protocol, and as Vijesti have found out a working meeting will be organized today on Sultan’s yacht which sailed in yesterday (18.08) in Budva marina.

We shouldn’t forget that 80% of the sources of oil in UAE, who are the main exporters of this black gold, is owned by this royal family. Sultan’s father Kalifa, is the second president of UAE, and he inherited his father Zaid who ruled for four decades. Zaid has managed to unite 7 emirates after which he was named the first president. After 38 years of ruling, and after his death he was inherited by his oldest son of 19 sons as many as he had, kalifa who at the moment is the president of UAE. Kalifa’s son who came in Montenegro yesterday is his “right hand” in ruling, and his word is most appreciated by the president. Arabian dynasty is extremely interested in new destinations, and his acquaintance with Marovic has made Al Nahajan to come to Budva which is already among the richmen considered to be an investment Mekka.
La Riviera très convoitée au Monténégro !

Si vous voulez rencontrer des vedettes et hommes politiques du monde entier, n’allez plus à St Tropez mais plutôt à Perast, ancien village près de Kotor où se situe le plus profond fjord d’Europe ou promenez-vous à Petrovac, Budva où se dissimulent de riches demeures.
Pays de montagnes, de baies, de plages au sable fin et la beauté des places vénitiennes, le Monténégro est une destination prisée des investisseurs. Son littoral, l’un des plus beaux d’Europe, donne sur la mer Adriatique. La Riviera s’étend sur 293 kms et la chaîne montagneuse de 1500 m d’altitude sépare la côte de l’arrière pays.
Les acheteurs potentiels veulent tous posséder une part de cette nouvelle Riviera. Pour faciliter ce mouvement, l’Etat a modernisé les aéroports de Podgorica et de Tivat pour un coût de 22 millions d’euro favorisant les liaisons internationales vers de grandes capitales. Les Russes, Anglais et Irlandais ont été les premiers à profiter de l’aubaine et ont inversti depuis quelques années dans des résidences secondaires sur la côte faisant augmenter les prix.
La flambée continue depuis l’indépendance du 5 juin 2006 de ce petit pays en devenant la nouvelle cible des grandes célébrités friandes des anciens ports vénitiens protégés par des roches blanches bordant la côte. La valeur de l’immobilier sur la Riviera a doublé depuis un an au grand mécontentement de la population locale.
Les habitants se replient à l’intérieur du pays, certains très endettés négocient aux plus offrants, d’autres cèdent parce qu’ ils peuvent acheter jusqu’à cinq biens immobiliers en se reculant de la côte et un bon nombre pense que l’esprit typique méditerranéen s’évapore avec la masse d’étrangers et préfère partir.
